Almost every West Valley HOA controls exterior color
If you live in Surprise, Sun City Grand, Marley Park, Vistancia, Verrado, Estrella, or almost any other West Valley community, your HOA has a pre-approved paint palette. Painting your house a color that isn't on that palette — or without submitting for approval first — is one of the fastest ways to get fined.
How the approval process works
Step 1: request your HOA's approved paint scheme document. Many post it online; others email it on request. It usually shows a body color, a trim color, and an accent (front door / shutters) — often specified by a paint manufacturer's color name and number.
Step 2: submit an Architectural Review form with the specific color numbers you're picking, sometimes with a paint chip or a photo of the home. Approval typically takes 2-4 weeks.
Step 3: do not start painting before you have written approval in hand. HOAs can and do require homeowners to repaint at their own cost.
Common palette rules
Most West Valley HOAs restrict body colors to earth tones — warm beiges, taupes, soft greys, muted terracottas. White bodies are rare. Trim is usually a shade lighter or darker than the body. Accent doors are where you get color freedom (deep reds, teals, and rich blues are commonly allowed).
