In most climates exterior paint lasts 10-15 years. In Arizona? Not that long. Here's what the sun actually does — and how to buy more time.
The realistic Arizona range
Manufacturers rate top exterior paints for 10-15 years. That's a national average. In the Phoenix metro, the honest range is 5-7 years for mid-grade product and 8-12 years for a top-tier system installed correctly.
The sun does most of the damage
UV breaks down the resins that hold pigment in place. On south- and west-facing walls, which take 6+ hours of direct sun in summer, that breakdown happens two to three times faster than on north-facing walls. That's why almost every Arizona exterior fades unevenly — the north side still looks fine while the west side has chalked.
How to buy more years
Three things extend life the most: a top-tier product (Dunn Edwards Evershield, Sherwin Williams Emerald), two full coats with a backroll on stucco, and lighter colors on the hot elevations. Dark colors on a south-facing wall are the fastest path to a 5-year repaint.
When to repaint
Don't wait for the paint to peel. Once it starts chalking heavily or fading noticeably on the sun-facing sides, the UV has already degraded the film enough that moisture is getting through. Repaint at that stage and the prep is quick; wait two more years and the whole wall may need reprep.
