How to Paint Stucco the Right Way (Arizona Edition)

Stucco is the most common exterior surface in Arizona — and the one homeowners most often paint wrong. Here's the process a contractor uses.

Why stucco is different

Stucco is porous, alkaline, and full of hairline cracks that get bigger every summer as the walls expand and contract. Painting it like drywall — one coat with a roller — is the number one reason exterior paint jobs fail early in Arizona.

Step 1: Wash

Pressure wash the entire exterior at 2,500-3,000 PSI to strip chalking (old degraded paint dust) and dirt. Let the walls dry fully — at least 24 hours in Phoenix summer, longer in cooler months. Painting over damp stucco traps moisture and blisters the coating.

Step 2: Repair every crack

Hairline cracks get a paintable elastomeric caulk. Larger cracks (1/8" or wider) get cut out, patched with stucco patch, and feathered. Skip this step and every crack shows through the finished paint within a year — usually worse than before you started.

Step 3: Prime bare and repaired spots

Fresh stucco patches and any bare stucco need a masonry primer that seals the alkalinity so the topcoat bonds and doesn't burn. This is the step budget crews skip — and the reason their jobs peel at year three.

Step 4: Spray and backroll two coats

Spray the paint on with an airless sprayer, then immediately backroll it into the stucco texture. Spraying alone leaves the paint sitting on top of the peaks; the backroll pushes it into the valleys and doubles the effective film thickness. Two full coats, dry time between them.
